It is the job of the professional appraiser to determine home values by gathering, analyzing and applying important information about a property. Although an appraiser can get his or her information from a wide variety of sources, many appraisers rely on propertyline™ reports for their valuation needs. 

The reports designed specifically to assist an appraiser throughout the valuation and comparison process include:

Residential Floor Area Report
Picture of Property (if available), Property Address, Municipality, Roll Number, Property Code and Description, Structure Code and Description, Total Floor Area (Above Grade) of residential structures.

Residential Detail Level 1 Report
Picture of Property (if available), Property Address, Municipality, Roll Number, Property Code and Description, Legal Description, Last Valid (open-market) Sale Date, Last Valid Sale Amount, Services Hydro, Services Water, Services, Sanitary, Heating, Air Conditioning Indicator, Frontage, Depth and Site Area. For all Primary Structures: Structure Code and Description, Year Built, Total Floor Area (Above Grade), First Floor Area, Second Floor Area, Third Floor Area, Number of Full Storeys, Number of Partial Storeys, Number of Bedrooms, Number of Full Bathrooms and Number of Half Bathrooms.

Residential Detail Level 2 Report
Picture of Property (if available), Property Address, Municipality, Roll Number, Assessed Value, Property Code and Description, Legal Description, Last Valid (open-market) Sale Date, Last Valid Sale Amount, Hydro Services, Water Services, Sanitary Services, Heating Services, Air Conditioning Indicator, Frontage, Depth, Site Area. Building Permit Number, Building Permit Issue Date, Building Permit Expiry Date, MPAC Work Description and MPAC Status. For all Primary Structures: Structure Code and Description, Year Built, Total Floor Area (Above Grade), First Floor Area, Second Floor Area, Third Floor Area, Basement Total Area, Basement Finished Area, Number of Full Storeys, Number of Partial Storeys, Number of Bedrooms, Number of Full Bathrooms, Number of Half Bathrooms, Renovation Year and Addition Year. Multi-Property Service (MPS) is another powerful tool that appraisers may find helpful. MPS allows users to search on assessment attributes and sales information for residential and/or commercial and industrial properties at the municipal level.
